The City of Commerce City is seeking a Construction Manager/General Contractor (CM/GC) for the Council Chambers Remodel project. The CM/GC will provide preconstruction and construction services, working within a Guaranteed Maximum Price (GMP) budget. The project involves a phased remodel of the existing facility. A mandatory pre-offer conference and site visit will be held on August 10, 2026. Proposals are due by September 1, 2026, at 2:00 PM MST. The estimated hard cost for construction is $500,000. 00. The city prefers to complete construction within six weeks after receiving permits.

Compensation shall be paid to the contractor monthly, based upon pay applications and progress reports accepted and approved by the project manager.
The contractor will be required to provide warranty and closeout assistance. Warranty on items will be for a minimum of 1 year.
Selection will be based on the proposal deemed to be the best value to the city, using criteria including project organization and management, demonstrated experience, personnel qualifications, proposed project team, and pricing.
Offerors must have the financial and practical ability, resources, expertise, and past performance to provide the goods or services described in the RFP. They must also demonstrate current and past compliance with all applicable legal, regulatory, and policy requirements.
A site visit is planned for Monday, August 10, 2026, at 1:00 PM MST at the Commerce City Civic Center, Council Chambers, **** E. 60th Ave. , Commerce City, CO **** is mandatory.
Offerors shall notify the authorized contact persons in writing of any omissions, ambiguities, inconsistencies or errors in the solicitation prior to the offer due date and time.
Proposals that are not minimally responsive may be deemed nonresponsive and rejected. An offer may be rejected if an offeror is determined to not be responsible.
