Design of improvements and targeted repairs to correct conditions allowing water intrusion to the interior. Repairs include but are not limited to: low slope roof membrane and transitions, roof parapets, flashing, cement board stucco cladding, failed mortar joints masonry, corroded brick ledgers, failed single wythe masonry walls above roof structures, failed plaza deck coating. Work includes repairs to wood windows, wood clad windows, and aluminum storefront windows, but no windows are being replaced. Existing windows will be tuned up with some patched and painted, and their rough openings waterproofed, sealed, and integrated with weather resistive barriers. Exterior single wyth and brick veneer masonry walls will be treated with penetrating sealers to repel weather. There are no changes to occupancy, site accommodations, parking or fire rated assemblies.
