The City of Aspen is seeking proposals for cleaning and applying a penetrating silane/siloxane sealer to the Rio Grande Parking Garage. The project aims to protect concrete from moisture, chlorides, and freeze-thaw damage. Proposals are due July 1st, 2026. A non-mandatory pre-proposal conference and site visit will be held on June 17th, 2026. Submissions must be electronic via www. ***. *. * criteria include firm capabilities/experience (30%), project approach (25%), and cost (45%). The work must be completed during the fall offseason (early October to mid-November). Materials are tax-exempt.
Proposals are due by 2:00 PM, Wednesday, July 1st, 2026.
The city will make a deduction from progress pay application invoices for work completed in the amount considered necessary to protect the interests of the city, pursuant to section ****, CRS. This applies to contracts to construct, alter or repair a structure or improvements where the value of work under the contract meets or exceeds $100,000. Release of retainage is based on milestones and substantial completion as indicated in contract fee schedule and according to city of aspen retainage release specifications.
Contractor shall provide a manufacturer product warranty and a contractor workmanship warranty. The warranty period shall be clearly identified within the proposal.
Selection criteria include firm capabilities and experience (30%), project approach (25%), and cost (45%).
Proposals must include information on the firm's most comparable projects, team members' experience, and familiarity working in the City of Aspen and/or Pitkin County.
A non-mandatory pre-proposal meeting and site visit will be held on Wednesday, June 17th, 2026, at 1 PM at the Rio Grande Parking Garage.
Failure to follow the specified proposal format may result in disqualification.
