City of Kirkland is seeking sealed bids for tenant improvements to the jail booking area. The project involves selective demolition, electrical and low-voltage systems, plumbing, concrete work, and associated interior alterations within an active jail facility. A mandatory pre-bid conference is scheduled for July 15, 2026. Bids are due by 2:00 PM on July 29, 2026. Substantial completion is required within 70 calendar days of the full notice to proceed, with final completion within 28 days thereafter. The estimated bid amount is $175,000, excluding sales tax.
Substantial completion shall be achieved within seventy 70 calendar days following issuance of the full notice to proceed. Final completion shall be achieved within twenty-eight 28 calendar days after substantial completion.
The contract will be awarded to the responsible bidder submitting the lowest proposal complying with these contract documents provided the bid is reasonable and in the best interest of the city of Kirkland.
The bidder shall have successfully completed at least one construction, renovation, or systems installation project within an active and occupied municipal facility, with a construction value of $100,000 or greater, within the past five 5 years.
Bidder must agree to pay as liquidated damages the sum of **** for each consecutive calendar day that substantial completion is delayed and the sum of **** thereafter for each consecutive calendar day that final completion is delayed.
Attendance at the pre-bid conference meeting on site is mandatory.
Questions regarding this project must be submitted in writing no later than July 17, 2026, at 5pm.
Any one or more of the following causes may be considered sufficient for the disqualification of a bidder and the rejection of its bid or bids: evidence of collusion among bidders, lack of expertise, uncompleted work under other contracts, being in arrears on existing contracts, or defaulting on a previous contract.
The estimated bid amount is approximately $175,000 excluding sales tax.
