The district shall make tenant improvement payments during construction and lease payments over a 12-month period after completion. the district shall make lease payments to the contractor over a twelve 12 month period after completion of the project

The district will evaluate based on a best value determination process. the district will evaluate contractors responses based on a best value determination process

Contractors must prequalify, hold a Class B license, and have completed 3 CA K-14 DSA projects over $10M. prequalify through the districts prequalification process and o hold a class b contractors license

Mandatory site walk on November 3, 2026 at 10:30 AM. there will be a mandatory site visits on the dates and at the times indicated in the rfqp schedule

Contractors may appeal within 2 business days after receipt of notice of the district's determination. the contractor shall submit, in writing, within two 2 business days after receipt of notice of the districts determination action

Failure to attend the mandatory site visit or tardiness will render the contractor ineligible. failure to attend or tardiness will render the contractor ineligible to submit a response

Selection of the firm will be based primarily on the following: o proposed cost o the proposed teams experience and performance history on similar projects firm must demonstrate successful completion and in operation of at least three california dsa tk 8 projects similar in scope, between 1. 5 to 3 million, within the past 5 years, one of which must have been led by the individual proposed as the lead design professional o project approach, methodology and understanding of the schedule for construction as it pertains to any and all associated processes for tasks prior to project bid and award o references o overall proposal responsiveness and quality o any other relevant factors indicated in the statement of qualifications, request for proposals.

The purpose of this rfqp is to obtain statements of qualifications and proposals from qualified firms, highlighting proposed available staff that the firm intends to assign to this project, which will allow the district to select the firm or team that best fits the districts needs based on demonstrated competence and professional qualifications.

A thorough review of the historical documents and a field survey will be mandatory as part of the schematic design phase.
