The Annie Malone Children and Family Services is seeking a qualified design-
build firm for exterior renovations of a 15,200 square foot facility. The project will be delivered through a guaranteed maximum price (GMP) contract. Submissions are due April 30, 2025, at 3:00 PM, electronically to ***@***. *. * submission must include a detailed business profile, local presence in Missouri, experience, project approach, team composition, adherence to local
building codes, performance and payment bonds, insurance, references, safety records, project timeline, successful use of historic tax credit programs, financing approach, incorporation of an ESCO, and subcontractor information. The selected firm will be responsible for budget and timeline compliance, project scope documentation, compliance and certification documents, material specifications, work quality assurance reports, maintenance and warranty information, risk assessments, and completion certificate. The GMP must encompass all project costs, including design, labor, materials, equipment, permits, overhead, profit, and contingencies. Cost savings will be returned to the owner, while cost overruns beyond the GMP are the contractor's responsibility. The selection process will involve a review by a selection committee, with shortlisted firms invited to present their qualifications. Final selection will be based on demonstrated ability to meet the needs of Annie Malone Children and Family Services, with emphasis on community engagement, cultural sensitivity, and innovative, sustainable design solutions. A project evaluation team will review written responses and client references.
