Teague Independent School District is seeking Construction Manager at Risk (CMAR) services for two November 2026 bond projects: a new elementary expansion with a multipurpose room and a new varsity gym. The selection process is a two-step method. Step 1 involves submitting qualifications statements by June 11, 2026, 2:00 PM. Shortlisted firms will be notified by June 12, 2026. The contract documents reference AIA Document ****, which outlines payment terms for both preconstruction and construction phases. Payments for preconstruction services are generally made monthly. Construction phase payments are based on the cost of the work plus a fee, with a Guaranteed Maximum Price (GMP).
All work will be warranted per project for one year from substantial completion, or longer if specifically required for certain components in the final technical specifications.

Respondents must provide firm background and history, Texas school district construction experience as CMAR, preconstruction budgeting and design assistance methodology, proposed personnel and management team, firm financial strength, and litigation history in the last 5 years.
