Rent shall be paid monthly in arrears and will be due on the first workday of each month. Payments will be made by electronic funds transfer (EFT).
The lessor warrants that it holds such title to or other interest in the premises as is necessary for the government's access and use. The lease is subject to existing or future liens, but this will not adversely affect the government's rights.
The government will select a location based on the lowest overall cost to the government. Past performance will also be taken into consideration.
All contractors must be registered in the System for Award Management (SAM. gov) prior to lease award.
If the lessor defaults and fails to cure the default after notice, the government may terminate the lease or perform the service itself and deduct costs from rent. Failure to comply with certain clauses may result in price reductions.
The lessor shall maintain the property and allow the government to inspect all areas to determine compliance. The government shall accept the space only if construction is substantially complete and a certificate of occupancy has been issued.
The government may terminate the lease if the lessor's default persists or if the lessor fails to prevent recurrence of default conditions, substantially impairing occupancy or usability.
