Bidders must review all pages and respond accordingly, complying with all provisions in the technical specifications and Jefferson Parish instructions for bidders and general terms and conditions. All bids must be received on the purchasing department's e-procurement site by the bid due date and time. Sealed bids will be received electronically through the e-procurement site at www. ***. *. * until 2:00 PM, May 20, 2025. The successful bidder will be required to execute a
lease which is similar in form and requirements to that attached hereto as exhibit b. The initial term of the
lease shall be five (5) years with four (4) five-year options to renew. The minimum acceptable bid for the
lease of the location specified shall be, at a minimum, in conformity with the appraisals attached hereto and marked as exhibit c. Bidders may submit bids via Jefferson Parish's electronic procurement page by visiting www. ***. *. * to register for this free site. Additional documents are required (see exhibits A, B, C, D, and E). There are specific insurance requirements, including workers compensation, commercial general liability, and owners protective liability and builders risk insurance. The successful bidder shall be responsible for payment of all fees including appraisals,
property abstracts, attorney fees and other costs directly associated with preparation of the
lease and equipment specifications. These fees are estimated to be approximately $8,**** to $10,****. The successful bidder shall be obligated to obtain written approval of the parish for any and all subleases for colocation purposes with other communications entities and to share proportionate sublease revenues with the parish receiving a minimum of 40% of such revenues. The subject
property is currently vacant land. The bidder shall carefully read the general conditions provided by the specifications and state any exceptions to the general conditions, and the reasons for the exception. The parish is extremely reluctant to grant exceptions from the general conditions. The bidder shall demonstrate that it has the requisite financial ability and technical experience in the wireless communications field, and shall furnish proof of same. Standard insurance requirements for bidding purposes conform to Jefferson Parish resolution **** or ****, as applicable. Bidders must submit with bid submission a current valid insurance certificate evidencing the required coverages. Failure to comply will cause the bid to be rejected. The current insurance certificate will be used for proof of insurance at time of evaluation. Thereafter, and prior to contract execution, the low bidder will be required to provide final insurance certificates to the parish which shall name the parish of Jefferson, its districts departments and agencies under the direction of the parish president and the parish council as additional insureds regarding negligence by the contractor for the commercial general liability and the comprehensive automobile liability policies. Additionally, said certificates should reflect the name of the parish department receiving goods and services and reference the respective Jefferson Parish bid number.
