RFP for Construction Manager at Risk services for renovations/modifications at Hill City Elementary School. Proposals due May 30, 2025 at 12:00 PM. Mandatory pre-bid conference on May 15, 2025 at 1:00 PM. Questions must be submitted in writing by email to ***@***. *. * by May 20, 2025 at 3:00 PM. Project estimated budget is $3,500,**** include flooring, lighting, drop ceilings, painting, bathrooms, fire system, HVAC units, and roof. Work is anticipated to start in December 2025 and finish in July 2026. Bidders must provide evidence of a current, valid Georgia business license, liability policy, and Georgia state contractor's license. Successful bidder will provide performance, material, and labor payment bonds in the amount of 100% of the GMP. Individual trade contracts will be between the CM at Risk and trade contractors, subject to PCSDs approval. The CM at Risk will not perform any portion of the project with its own forces except as may be mutually agreed to by PCS and the CM at Risk. The CM at Risk will be at risk in the proposed undertaking and will be responsible for completing the project within the GMP. Should the final cost of the project be less than the GMP, all savings shall belong to PCS. Pay applications shall be held in retention through such time that construction is complete, and PCS has taken delivery of the facility. PCS shall have the authority to suspend or terminate performance of the project at any time. Proposals must be submitted in sealed packages marked RFP **** Hill City Elementary School Renovations/Modifications to the PCS officer provided. Proposals must include five hard copies and one electronic format. Selection criteria include construction experience, fees and intangibles, personnel for the project, project approach, and firm history information. Additional special conditions include liability insurance, liquidated damages, damage, theft, illegal or inappropriate conduct, subcontracting, supervision of subcontractors and agents, drug-free workplace, inspection of work, change orders, background checks. PCS reserves the right to reject any or all proposals and to waive technicalities and informalities. PCS considers each bidder's responsiveness and responsibilities to this RFP to be critical to PCS's ability to determine each bidder's worthiness in consideration of the selection criteria. Purchases of the Pickens County School District are not subject to sales taxes. Tax exempt certificates will be furnished upon request.
