El Paso County is seeking proposals for the Bear Creek Maintenance Shop Remodel. The project involves expanding office space and accommodating ADA requirements within the existing maintenance building. Key tasks include demolition, construction of new interior walls, installation of new doors, windows, flooring, HVAC, plumbing, and electrical modifications. A mandatory pre-proposal meeting is scheduled for June 11, 2026, and the response submission deadline is July 1, 2026. Contractors must have at least three years of experience in similar projects and successfully completed at least three construction projects in occupied office or government facilities within the past five years. Proposals will be evaluated based on qualifications, experience, work plan, schedule, and price.
Responses will be received until 2:00 p. m. , MST, Wednesday, July 1, 2026.
Progress payment schedules, invoice procedures, and payment terms shall be established and mutually agreed upon prior to commencement of work.
Manufacturer warranties for all installed materials, equipment, and systems, as well as installation and workmanship warranty documentation, are required.
Proposals will be scored based on qualifications and experience (35%), ability, experience, and qualifications of key personnel (25%), work plan, schedule and understanding of project (25%), and price (15%).
Company shall have a minimum of three (3) years of experience in construction projects of similar size and scope and have successfully completed at least three (3) construction projects within the past five (5) years in an occupied office or government facility.
Deficiencies in work must be corrected promptly. Failure to correct work may result in the county obtaining another contractor and charging the original contractor for costs.
A pre-solicitation meeting will be held at parks headquarters at **** Creek Crossing St. , Colorado Springs, **** of site and contract documents is recommended.
