The Pierce County Board of Education is seeking qualifications and proposals for construction management at risk services for additions and modifications to two schools. Proposals must be submitted by February 17th, 2026, at 3:00 PM. The project has a preliminary construction budget of $4,500,000. The selection will be based on qualifications and fee. The agreement will be cost of the work plus a fee, converted to a guaranteed maximum price (GMP). The project targets January 2027 for occupancy. The owner reserves the right to reject any or all proposals.

The agreement between the owner and the cm at risk will be a form of agreement where the basis of payment is the cost of the work plus a fee which will be converted to a guaranteed maximum price gmp.
Warranty phase services shall include, but may not be limited to the following: resolution of remaining punchlist items. coordinate postcompletion activities, including the assembly of guarantees, manuals, closeout documents, training, and the owners final acceptance. monitor, coordinate and resolve all warranty complaints to the satisfaction of the owner during the oneyear general warranty period.
The selection of a construction management firm will be by a selection committee consisting of representatives of the pierce county board of education. proposals will be evaluated against a set of criteria combining qualifications and fee to determine the final selection of a construction management firm.
