The lessor must provide an onsite building superintendent or a locally designated representative available to promptly respond to deficiencies, and immediately address all emergency situations.
The lessor shall complete all work required to prepare the premises as required in this lease ready for use not later than 120 working days following issuance of ntp.
The government will issue lump sum payment to the lessor after substantial completion, in accordance with invoicing procedures outlined under any lease amendments authorizing such lump sum payment.
The lessor shall maintain all wall coverings and highperformance paint coatings in like new condition for the life of the lease.
The preservation architect will be responsible for developing preservation design solutions and project documentation required for review by the government.
In case of failure on the part of the lessor to complete the work within the time fixed in the lease, the lessor shall pay the government as fixed and agreed liquidated damages, one days rent for each and every calendar day that the delivery is delayed beyond the date specified for delivery of all the space ready for occupancy by the government.
The lessor must consult with the government prior to developing a minimum of three 3 finish options to include coordinated samples of finishes for all interior elements such as paint, wall coverings, base coving, carpet, window treatments, laminates, and flooring.
