Replacement parts shall be from the original equipment manufacturer (OEM) or be equal with OEM parts and be warranted for a period of not less than 90 days for manufacturing defects or inferior workmanship. The contractor shall provide warranty on all workmanship and durable parts in accordance with the manufacturers stated terms and conditions.

All services, maintenance, emergency repairs and upgrades and refurbishing shall be performed by trained, certified and warranted service technicians. The contractor shall maintain as a minimum one 1 certified technician cleared for access to ANAD at all times during the performance period of the contact.

Must have knowledge of cleaning supplies and equipment, proper methods used in cleaning work, basic hand tools and equipment used in routine building maintenance and grounds keeping work, and safe work practices. Must have the ability to clean and care for an assigned area and equipment, follow oral and written instructions, read and write at a level required for successful job performance, recognize and locate conditions which require maintenance and repair, use and care for tools used in work assignments. Must have the ability to work reliably on own initiative without close supervision ability to establish and maintain cooperative working relationships. Must have the ability to stand and walk for extended periods stoop, kneel and crouch to pick up or move objects, office equipment and furniture physical ability to lift and carry objects weighting up to 50 pounds without assistance physical ability to lift and move heavier objects with assistance normal manual dexterity and handeye coordination corrected vision and hearing to normal range good verbal communication skills abilities to use vacuum cleaners, scrubbers, shampooers, buffers, waxing equipment, grounds keeping equipment and basic hand tools. Must have the ability to exercise sound judgment and to perform duties with industry, reliability, integrity and initiative. Must adhere to confidentiality and health insurance portability and accountability act hipaa policies. Must submit and successfully pass a criminal background check if required. Must successfully pass a preemployment drug screening test. Must provide documentation of immunity to measles, and rubella, or become vaccinated with the recommended vaccines and hepatitis b vaccine. Must test for tuberculosis tb at time of hire and per cdc guidelines as required. Must have an annual health exam and a flu or exemption as required. Must be a selfstarter, well organized, and willing to learn new skills. Must possess valid drivers license, good driving record, and be insurable by the tribes insurance carrier.
