The City and County of Honolulu is seeking a contractor to provide property management services for Ewa Villages Bachelors Quarters and commercial properties. The contract term is for 12 months, with possible extensions up to 48 months. Offers must be submitted in hardcopy only. The city will make award to the responsive, responsible offeror with the lowest total sum evaluated bid amount. The successful offeror must be registered as compliant on the State of Hawaii Compliance Express system. The offeror must possess a current, valid real estate brokers license. The contractor shall be compensated for its services under this agreement by monthly property management fees, to be paid out of the projects operating account and treated as a project expense.
The deadline for offers is November 14, 2025.
The city agrees to pay the contractor for the satisfactory performance and completion of the work in accordance with the payments schedule and provisions, all as set forth in appendix c: pricingcertifications, appendix d: special provisions and appendix e: general terms and conditions.
The city shall make award to the responsive, responsible offeror with the lowest total sum evaluated bid amount.
The offeror shall have the capability to provide complete property management services, including, but not limited to, physical maintenance of the project, including the premises and all improvements establishing and collecting rents depositing all project incomes into project bank accounts as specified by the city making all project disbursements as specified from the project accounts providing accounts and reporting services according to procedures as specified by the city.
The offeror shall not include samples or descriptive literature unless expressly requested.
The deadline to submit requests for clarifications/substitutions is November 6, 2025.
The total amount of this agreement shall not exceed dollar amount spelled out xx. xx, which is the maximum payable under this agreement and inclusive of all taxes.
